Henderson

Henderson (Green Valley) Overview
 
Henderson is on the South East side of Las Vegas and though usually referred to as “Green Valley” it in itself is actually part of the city of Henderson. It is a home to a numerous number of planned communities. Henderson is a wonderful city and a perfect extension of Las Vegas.
 
Anthem
 
Anthem is another community located in the southern part of the Las Vegas Valley. It
remains one of the largest master planned communities in Las Vegas. It is also home to the Anthem Country Club, Sun City Anthem, Sun City Solera, Anthem
Highlands, & Madeira Canyon. Realty buyers have a bevy of home purchasing
options. It is placed well above the Vegas Valley and is one of Las Vergas’s most popular
communities and has a number of floor plans and options.
 
Calico Ridge
 
It is placed high on a beautiful hillside in the eastern portion of Henderson.
This neighborhood is quite noticeable to passerby and travelers as it provides truly amazing views of the Las Vegas Stripas well as the entire Las Vegas Valley. Being a prime location for the outdoorsman, Lake Mead Recreation Area is a mere 15 minutes away. This makes ferry owners and fishing members of Calico Ridge to not having to travel too far to enjoy their favorite activities.
 
Green Valley
 
Since it was created in the late 80’s, Green Valley is a self governing town placed within
Henderson and is often referenced to as; the “newer and western” part of
Henderson. Before the early 1990’s, it is said to have complete
“Master Planned Communities”. Green Valley was once known as one
of the nicest areas of Las Vegas. Although it’s geographic reference
is somewhat vague, Green Valley Pkwy to the west, Stephanie street to
the east, north of the I-215 South, & Russell Road / Sunset to the
north, that general vicinity remains a highly sought after and well
received community. During the 2000’s many of its original residents
sold and migrated further south into the newer master planned areas
such as Seven Hills, Anthem, and Green Valley Ranch. Although its hay
day was in the early to late 1990’s Green Valley High School remains
one of the highest accredited schools in the entire district and one
of only two with an IB program.
 
Green Valley Ranch
 
Green Valley Ranch emerged from the push in the mid to late 1990’s to the south to newer and more “Master Planned Community”, Green Valley Ranch emerged. Housing Green Valley Ranch Station and “The District” this is one of the Las Vegas
Valleys
most popular areas. Very lush and family friendly, Green
Valley Ranch encompasses the best of Green Valleys hey day with an
association to ensure its longevity. With immediate freeway access
and significant entertainment and retail Green Valley Ranch is a
wonderful community.
 
Inspirada
 
Inspirada is located west of Seven Hills and Anthem. Still very new, much of the community is under construction with years to go. Incorporating the newest technologies
in home building, this community is intended to be very water and
energy friendly while retaining a more “dense” neighborhood than other
previous communities. For buyers looking for a more intimate and
contemporary living option, Inspirada remains very unique.
 
MacDonald Highlands
 
High above the Las Vegas Valley is the exclusive, guard-gated,
MacDonald Highlands. This high-end area offers luxury homes with
absolute stunning views of the lights of Las Vegas. The picturesque
community is made up of the 1,200 acres that surrounds Dragon Ridge
County
Club golf course. The club is a private, 18-hole championship
golf course designed by Jay Morrish and David Druzisky. Buyers
searching for a larger, upscale community developed by the most
luxurious and contemporary homes will be pleasantly surprised by what
MacDonald Highlands has to offer.
 
Madiera Canyon
 
The Club at Madeira Canyon is an all age’s community by Del Webb. The
Club is bordered by a preserve and is located next to the Anthem
Country Club in Henderson. Tucked away in the mountains, The Club
offers residents stunning views of the mountains and the Las Vegas
strip. Residents are within minutes of world class shopping, dining,
schools and gaming. The center piece of the community is the community
center. The Kids and Teens rooms have computers, games and a big
screen TV, making it a great place for kids to hang out. For the
adults, there is a fitness center with locker rooms, a conference
center, massage rooms and a multipurpose room with a complete kitchen.
 
Seven Hills
 
Seven Hills is located in Henderson in the Green Valley master planned
community. Seven Hills real estate offers many amenities such as
spectacular views of the Las Vegas Valley, the surrounding mountain
ranges and the Rio Secco Golf Course, plus open space areas, parks and
trail systems. Several miles of pedestrian walkways and bikeways wind
through out the Seven Hills community including many pedestrian
underpasses to protect children and adults from traffic. Children in
Seven Hills currently attend some of the best schools in the valley,
according to the Terra Nova Test Scores.
The Estates at Seven Hills consists of over 200 custom home sites
located in separately guard-gated neighborhoods. The majority of these
home sites are adjacent to 12 of the 18 holes of the beautiful
championship Rio Secco Golf Course designed by Rees Jones. Each of the
Seven Hills neighborhoods has Roman columned entries and lush
landscaping. Depending on the neighborhood, many Seven Hills homes
have breath taking views of the strip, surrounding mountain ranges or
the golf course.
 
Sun City MacDonald Ranch
 
Sun City MacDonald Ranch is located in southeast, just east of Green
Valley Parkway
and south of the I-215. This 564-acre community offers
nine floor plans, ranging from 1,020 to 2,014 square feet with one or
two bedrooms. Located in Henderson nestled up against the Black
Mountains, at approximately 2,400 homes, it is Del Webb’s smallest
local active adult age restricted community to date.
The golf course is an executive course with very low green fees for
the residents (presently $16 for 18 holes). The 36,000 square foot
community center also houses the pro shop and the Willows restaurant.
Along with Sun City Summerlin, it is distinguished by the fact that
the golf course is owned by the homeowners, unlike other similar
communities, such as Siena or Sun City Anthem. MacDonald Ranch
residents also enjoy a short commute time to the Las Vegas strip,
shopping or McCarran international airport.
 
The District
 
Located in the heart of Green Valley Ranch and on the site of Green
Valley Ranch Station, The District is the only development of its kind
currently in Las Vegas. Although consisting of condos rather than
homes, this is the place for “urban suburbanites”. With retail below,
these upscale condos feature full concierge, fitness, underground
parking, and amazing views of the entire valley. All while remaining
walking distance to clubs, bars and various forms of entertainment.
Suitable for either a primary residence or second home, The District
certainly has a chokehold on flexibility and fun.
 
Tuscany
 
located in the city of Henderson on Mohawk, just off of W Lake Mead
Drive, Tuscany is next to Lake Las Vegas and is just a few minutes
from Lake Mead. It is one of the premier master planned golf
communities in Henderson. The community will have themed landmarks
including a bell tower, Capella, obelisk and clock tower making it
truly unique. At its completion, Tuscany will offer 18 distinctive
neighborhoods with nearly two thousand homes.
 
Tuscany currently offers golf course home sites. The Tuscany golf
course was designed by the legendary Ted Robinson and is a 72 par
course. The Tuscany golf club bills itself as a “truly vintage” golf
experience. The course opened in July of 2005. It is open to the
public; however, residents will play at discounted rates. The club’s
centerpiece will be the Olde World Tuscan Village. It will feature a
pub and fine dining restaurant, banquet and meeting facilities and of
course, golf retail store.
